Why Should I Book Direct?

First, you always get the best rate by booking directly with us.

Secondly, booking directly with us creates more transparency and trust while removing all of the “third party” variables that make things so much more frustrating with guests and travelers.

Have you ever booked a hotel room with a big company like Booking.com? Did you need to make a change but the front desk agent told you that you have to contact Booking? We don’t want that to be your experience with us!

What if my dates aren’t available to book?
Unfortunately, if there is a property you want to book but can’t, that means the property is already booked or offline for maintenance purposes. We take maintenance and deep cleanings seriously and want to make sure all of our properties are looking their best!
Is 24/7 Check-in Available?
Yes! All of our guests will get a door access code and can check-in anytime after the property’s normal check-in time (normally 4pm) so no need to worry about coordinating an “in-person” arrival.
Do you offer discounts?

When you book directly with us, you always get the best rate. You also save money by not paying the “Guest Service Fee” that other online booking sites like Airbnb and VRBO charge.

When do I get check-in instructions?

We will email your check in information 24 hours before your arrival date.

I host or want to host my home but seems like a lot of work, can you help?

How do you prevent parties?

We have a strict “no-party” policy in all of our managed homes. Guests are made aware of this and must agree to it during the reservation process. We also use noise monitors in every property which allows us to intervene if there are signs of people gathering so we can prevent parties them from starting in the first place.

Do you offer insurance options for my vacation rental?

We’ve partnered with Proper Insurance, the leading provider of short-term rental insurance, to ensure our owners have access to the best coverage available. We’ll guide you through the process of securing a policy that fully protects your property and income.

Can you help with interior design for my vacation rental?

Yes! Our interior design services are tailored for vacation rentals, blending guest appeal with functional, high-performing design. Whether you need a full redesign or just a few upgrades, we can help create a space that drives higher bookings and positive guest experiences.

Do I need to purchase my own linens to meet Recreation Stays’ standards?

Not necessarily! We offer a Linen Rental Program that provides high-quality bedding and towels, ensuring your home meets our Signature Stay standards without a major upfront cost. This is a great option for new owners looking for a hassle-free way to get started.

What kind of linens are included in the program?

Our program includes luxury hotel-quality sheets, pillowcases, duvet covers, and towels, all carefully selected to enhance guest comfort. We maintain consistency across all properties to uphold our reputation for premium stays.

How much is your management fee?

Our management fee is simple and straightforward, with two options to fit your needs:

  • Total Care Plan: 30% of the gross rental revenue your property earns.
  • Basic Plan: 20% of the gross rental revenue your property earns.

The guest-paid cleaning fee is paid directly to the cleaner who looks after your home.

  • And best of all: The Recreation Guarantee—if we don’t achieve a 5-star review, we won’t charge a management fee for that reservation (Terms and Conditions apply).

Our Basic Plan includes essential property management services:

  • Standard dynamic pricing and guest communication.
  • Basic property marketing and reporting.
  • Access to your owner portal for bookings and financial data.
  • Maintenance coordination without 24-hour resolution guarantees.
  • Recreation Guarantee and premium services are not included in this plan.
    What is the Recreation Guarantee?

    If we don’t achieve a 5-star review on a guest stay, we won’t charge a management fee on that reservation.

    Recreation Guarantee Terms and Conditions

    Eligibility

    • Your listing must have been activated with Recreation after this offer was introduced and during the period Recreation is publicly making the offer.
    • The guest must leave a review after their stay. If they do not leave a review, the Guarantee is not applicable.
    • The property must not have any deficiencies noted by Recreation and that have been communicated to Homeowner, including maintenance and general upkeep.
    • This Guarantee is not applicable if there is an equipment failure, maintenance deficiency or act of god that occurs during the guests stay that results in a less than 5 star review.

    Refund Amount

    • If you are eligible for The Recreation Guarantee, your refund will be based on Recreation’s 25% management fee on Recreation bookings confirmed and checked in to your property.
    • Your refund amount will be the total amount of the Recreation management fee earned on the affected reservation.
    • The refund will be noted as a credit on your monthly owner’s statement. 
      What are the terms and conditions of your referral program?

      Our goal is to keep things simple and straightforward and our Recreation referral program is no different. 

      In order to be eligible for the $1,000 referral payment, the home that you refer to us must:

      • Meet Recreation’s property requirements for acceptance in to our managed home program 
      • Sign a vacation rental management agreement with us and go live
      • Be live with us for a minimum of 90 days

      Upon completion of the home being live with us for 90 days, a $1,000 transfer of funds will be issued to you by the 7th business day after the initial 90 days.

      You must have a bank account or other funds transfer account such as Venmo or Paypal.

      We will require you to e-sign a document acknowledging the program details and requirements when the referral is made.

      What are the terms and conditions of your $1000 management fee credit program?

      We know that changing property management companies can seem expensive and overwhelming. That’s why we introduced our $1,000 Management Fee Credit program to make it easier for you to switch.

      In order to be eligible for the $1,000 management fee credit, your home must meet the following criteria:

      • Your vacation rental home must currently be managed by another vacation rental management company and you are switching to us (Recreation Vacation Rentals) to manage your property
      • Your home must meet Recreation’s property requirements for acceptance in to our managed home program 
      • You must sign a vacation rental management agreement with us and your property must go live
      • Your home must be live with us for a minimum of 90 days

      Upon completion of 90 days with us, a $1,000 management fee credit will be applied to your next months earnings statement.

      Can the referral program and the management fee credit be issued on the same property?

      Absolutely! If you know someone who is looking for a new vacation rental management company and you refer them to us, you can get the referral payout and they can get the management fee credit. Be sure to check out the terms and conditions for both programs.
