How much is your management fee?

Our management fee is a simple, transparent 25% of rental revenue. That covers the full scope of our services, from guest support to revenue optimization, so you know exactly what to expect.

How does the $1,000 credit work?

We know that changing property management companies can seem expensive and overwhelming. That’s why we introduced our $1,000 Management Fee Credit program to make it easier for you to switch.

In order to be eligible for the $1,000 management fee credit, your home must meet the following criteria:

  • Your vacation rental home must currently be managed by another vacation rental management company and you are switching to us (Recreation Stays) to manage your property
  • Your home must meet Recreation’s property requirements for acceptance in to our managed home program 
  • You must sign a vacation rental management agreement with us and your property must go live
  • Your home must be live with us for a minimum of 90 days

Upon completion of 90 days with us, a $1,000 management fee credit will be applied in equal installments over the next 12 months.

Are there any upfront or setup costs?

Yes. We bring every home up to our brand standards inspired by luxury hotels. This includes linens, supplies, and small upgrades that ensure five-star guest experiences. It’s an investment that protects your property and maximizes long-term revenue.

Do I still get to use my home?

Absolutely. You can reserve personal stays whenever you like through your owner portal. We simply block those dates on the calendar. You keep full control of your property’s availability.

What makes Recreation different from other managers?

We come from luxury hotels, where every detail matters and standards define success. That pedigree shapes how we operate your home — with the same discipline and consistency as a five-star property. And with the Recreation 5-Star Guarantee, we stand behind our promise: if a guest stay isn’t rated five stars, we don’t charge our management fee. Our incentives are fully aligned with yours — your success is ours.

Which markets do you serve?

We specialize in iconic West Coast destinations, from Seattle, Whidbey, and the San Juan Islands to Bend, Portland, Lake Tahoe, Napa, and Carmel. Each market is chosen for year-round demand and strong returns.

Are there long-term contracts?

No. After the first 90 days, our agreement moves to a simple month-to-month structure. If it’s not working out, you’re free to leave with 30 days’ notice.

How quickly can my home go live?

We can typically launch in 2–4 weeks. Our team handles everything, from photography to platform distribution, so you’re live everywhere travelers look without the stress.
