A way to build your local hosting business under the Recreation brand. You run on-the-ground guest experience and property care; we handle listings, pricing, accounting, systems, and brand standards.
No. You operate as an independent contractor under Recreation’s standards. We keep homeowner contracts, payouts, and systems centralized; you deliver local operations.
When you join the Host Partner Program, you run your own Recreation-branded portfolio. You’re responsible for guest experience, owner relationships, and managing your local team. Recreation provides the systems, technology, marketing, and revenue optimization that power your business. Homeowners contract with Recreation, but you’re disclosed as the local partner — so you remain their primary relationship.
In short, you handle the guests, communicate with your owners and manage your staff. We handle marketing and managing your listing, revenue management, accounting and reconciliation, providing preferred pricing with vendors, training on how to be a top performing host, and the systems and processes to get you there.
Recreation does. Homeowners sign Recreation’s agreement, and you are listed as our designated local host partner. This way, contracts are consistent, while you still maintain the owner relationship day-to-day.
That’s common. When you join the Host Partner Program, we’ll transition those homeowners onto Recreation’s standard agreement so everything runs smoothly with payouts, compliance, and support. We typically do this with a simple addendum or new agreement signed at the same time you onboard. You remain the local, day-to-day contact, and if you ever leave the program, our standard 30-day cancellation applies — meaning you can take your homeowner relationships with you.

Recreation will release those agreements so you can continue managing directly or transition to another setup. We’re confident you’ll stay because of the results — not because of a contract.

A commission on the management fee for each booking/month, and
Guest-paid cleaning revenue (you manage cleaners and keep the spread).

For that booking, the management fee is waived. Because your commission is based on the fee charged, there’s no commission on waived bookings.

We provide members of our host partnership program with a world-class technology stack that we facilitate on your behalf to manage your listing on a day to day basis. We also provide you with training, policies and procedures to set you up with everything you need to be a vacation rental host and take great care of your guests.

No. Territories aren’t exclusive. Lead routing favors top-performing partners in a market. You keep owners you source, assuming standards are maintained.
Two paths:
We may charge an onboarding setup per home and a small monthly platform fee to cover tools and support. Any pilot waivers or promotions will be clearly stated before you start.
An LLC isn’t required but is recommended. You must carry appropriate insurance (e.g., general liability; workers’ comp where applicable). We’ll provide guidance on minimums.
You earn a majority share of the management fee on each booking, plus you keep the guest-paid cleaning fee. Recreation retains a smaller share of the management fee, along with the monthly platform and technology fees. Your earnings grow as you add more homes and increase performance.
Host Partners earn the majority share of the management fee from each booking, and Recreation retains the smaller share. In addition, there is a small monthly platform fee per home that covers your access to Recreation’s systems and support. Homeowners also pay a technology fee directly to Recreation. Together, these ensure our operations remain sustainable while keeping incentives aligned — we only succeed when you do.
You get to decide how much to charge the guests for the cleaning fee, however, we will work with you to ensure it’s in line with the market, so it’s not too little or too much.
In addition to rent and cleaning fees, some reservations include guest-paid service fees that cover items such as insurance, verification, or stay protection. These fees are collected by Recreation to cover program costs and are not shared with Host Partners. They do not reduce your share of the management fee or your cleaning revenue.
When you join the Host Partner Program, we align on your growth goals and create a plan to reach them. Recreation actively markets to homeowners, and when a lead in your area meets our brand standards, we’ll route it to you. You also keep the ability to bring in your own homeowners. Together, this means you can grow your portfolio with both Recreation-sourced and self-sourced properties—always under consistent brand and quality standards.
Yes. We’ll audit listings, align standards, and migrate them into the program.
In short, yes. We have established a set of brand standards that ensures a consistent experience for our guests and that optimizes our operation. These will be shared with you as part of your onboarding when you join the Host Partnership Program.
Recreation settles owner statements monthly, then pays your commission and cleaning revenue (less any platform fee) within a defined payout window.
Yes, within brand guidelines. You’ll present as a Certified Recreation Host Partner and may not create separate listings/accounts without our approval.
We’ll work a corrective plan together. Continued misses on standards or SLAs can lead to rerouted leads or removal from the program.
