How much is your management fee?

We offer three clear management options—Essential (20%), Signature (25%), and Premier (30%)—each designed to match your level of involvement and property needs.

Every plan includes full-service operations, revenue management, and guest support. Higher tiers add enhanced programs like linen rental and preventative maintenance for a completely hands-off experience.

What is included in your management fee?

Every Recreation management plan includes everything required to operate your home like a five-star property — not just a listing.

Here’s what’s always included:

  • Full guest management – inquiry handling, screening, check-in coordination, and responsive support throughout each stay.

  • Listing optimization – professional copywriting, photography guidance, dynamic pricing, and ongoing performance adjustments.

  • Property marketing – promotion through our direct site, email list, and social channels, plus optimized distribution across Airbnb, Vrbo, and Booking.com.

  • Housekeeping oversight – scheduling, inspection, and quality checks to ensure consistency and five-star cleanliness.

  • Maintenance coordination – vendor scheduling, issue tracking, and follow-up to keep your home in peak condition.

  • Owner reporting – detailed monthly statements with transparent revenue breakdowns and expense tracking.

  • Technology suite – access to Recreation’s operating platform, including smart lock management, guest verification, and monitoring tools that enhance safety and efficiency.

  • 24/7 guest support – we manage issues in real time, so you don’t have to.

What is the Recreation Guarantee?

If we don’t achieve a 5-star review on a guest stay, we won’t charge a management fee on that reservation.

Recreation Guarantee Terms and Conditions

Eligibility

  • Your listing must have been activated with Recreation after this offer was introduced and during the period Recreation is publicly making the offer.
  • The guest must leave a review after their stay. If they do not leave a review, the Guarantee is not applicable.
  • The property must not have any deficiencies noted by Recreation and that have been communicated to Homeowner, including maintenance and general upkeep.
  • This Guarantee is not applicable if there is an equipment failure, maintenance deficiency or act of god that occurs during the guests stay that results in a less than 5 star review.

Refund Amount

  • If you are eligible for The Recreation Guarantee, your refund will be based on Recreation’s 25% management fee on Recreation bookings confirmed and checked in to your property.
  • Your refund amount will be the total amount of the Recreation management fee earned on the affected reservation.
  • The refund will be noted as a credit on your monthly owner’s statement. 
Are there any upfront or setup costs?

Yes. We bring every home up to our brand standards inspired by luxury hotels. This includes linens, supplies, and small upgrades that ensure five-star guest experiences. It’s an investment that protects your property and maximizes long-term revenue.

How do you screen guests?

Every reservation is verified through ID and background checks, payment screening, and behavior monitoring tools like noise sensors. Our team reviews each booking to ensure only responsible, qualified guests stay in your home.

Do I still get to use my home?

Absolutely. You can reserve personal stays whenever you like through your owner portal. We simply block those dates on the calendar. You keep full control of your property’s availability.

Which markets do you serve?

We specialize in iconic West Coast destinations, from Seattle, Whidbey, and the San Juan Islands to Bend, Portland, Lake Tahoe, Napa, and Carmel. Each market is chosen for year-round demand and strong returns.

Are there long-term contracts?

No. After the first 90 days, our agreement moves to a simple month-to-month structure. If it’s not working out, you’re free to leave with 30 days’ notice.

How quickly can my home go live?

We can typically launch in 2–4 weeks. Our team handles everything, from photography to platform distribution, so you’re live everywhere travelers look without the stress.
